Project
The Avalon Willow Apartment project is a luxury apartment complex consisting of three, four-story buildings, totaling 227 units, which include an above-ground parking facility constructed on piles and covered by a precast concrete deck and the four-story apartment complex. Building construction is primarily light-gauge metal wall framing and roof structure including dormitory loft spaces on the fourth floor. Above the parking deck area are a swimming pool, gazebo and landscaped area. The construction contract was a GMP contract with responsibility for design of the light gauge framing system. All other design was the owner’s responsibility. Disputes arose over the quality of the design, unforeseen soil conditions and late/incomplete design, and design changes in the light gauge metal framing. The contractor was terminated by the owner.

Services
Buric performed an independent analysis of the numerous impacts on the project. Buric provided analysis of project records, litigation support assessment of liability and entitlement regarding numerous design and construction issues, schedule delay/impact analysis and assessment of the final project value and damages. Buric presented its expert opinions at negotiations, mediation, and testified at the resulting trial.
