Buric Addresses the Root Causes of Common Building Deficiencies

by Ron Wright, P.E., Chief Operating Officer

Buric’s Ron Wright, a leading expert in building diagnostics, was interviewed in a series of four podcasts hosted by Don Brenner, Esq. of Stark & Stark. The four podcasts review common issues found in construction litigation disputes.

Part 1 of 4 – Transition Analysis for Condo Associations

In Part 1 of the 4 part series, Ron Wright discusses the transition process for condo associations. He delves into Buric’s approach for conducting building forensic investigations and takes a closer look at when a physical field investigation is required.  Ron continues describing the field investigation to include the possibility of  conducting a moisture survey and destructive testing or test cuts.  For condominiums, one common problem area often found through investigations are at wall penetrations at PTAC Units. Part 2 of 4 – Exterior Insulation and Finish Systems (EIFS)

In part 2 of the 4 part series, Ron talks about the common problems associated with Exterior Insulation and Finish Systems or what is more commonly known as EIFS.  There are currently two types of EIFS systems, a Barrier EIFS and a Drainable EIFS, which are discussed during the podcast.  He provides in-depth examples of how water can penetrate both the Barrier EIFS system and the Drainable EIFS system. Part 3 of 4 – Decks and Balconies

In part 3 of the 4 part series, Ron discusses common construction of decks and balconies. He goes into detail by describing some of the most common deficiencies associated with back-pitching and improper flashing and discusses some of most common areas for moisture infiltration. Ron also delves into types of structural failures associated with cantilevered decks. View this podcast.

Part 4 of 4 – Roofs

In part 4 of the 4 part series, Ron takes a closer look at the different methods used in a roof investigation. The roof is one of the most exposed areas of a building, and therefore one of the most prone to problems.  Ron discusses the importance of proper ventilation, areas of flashing and life expectancies of roofs.  Ron provides a detailed understanding of the inspection process; the potential benefits of using infrared photographs; calculations conducted for ventilation; and test cuts and moisture surveys.
